This is a draft for a person and a lawyer to review before anyone publishes it.

These terms are for The Landlord Ratings. The site starts with tenant reviews of landlords and rental properties in Nashville, Tennessee. It is written for people in the United States. (decision: these terms do not claim to cover cities the site has not opened.)

What the site is

The Landlord Ratings is a place to read and post tenant reviews. It is not a law firm, not a housing authority, and not a credit report.

A review is a tenant's account of a tenancy. It is not a background check, not a credit score, and not an official housing record.

If a page shows an overall rating, that rating only summarizes the reviews posted on that page. (decision: this draft does not set the math for that summary. The number is not a credit score.)

Reviews belong to the tenant

The review is the tenant's account of the tenancy, not The Landlord Ratings's. The Landlord Ratings does not own it.

While a review is posted, the tenant lets The Landlord Ratings show it on the landlord or property page, with the display name. (decision: that permission is only to display the review on this site. It is not a sale of the story, and it is not exclusive. When the review comes down, we stop showing it, aside from the private record described on the privacy page.)

Removing a review

The Landlord Ratings can refuse a review or remove one when the review policy says so. The review policy is part of these terms.

A review is not removed because it is negative, or because a landlord disagrees with it. Nobody can pay to delete a review, and a landlord cannot veto one.

No payments product

There is no payments product on The Landlord Ratings. At launch there is nothing to buy, subscribe to, or be billed for. (decision: reading and posting are free at launch.)

If the site later runs ads, or later takes ads bought directly by a landlord, that is separate from reviews. This draft does not describe a billing system. Buying an ad would not delete a review, change a review, or improve a rating.

Who can use the site

Use The Landlord Ratings only if you are 18 or older. (decision: 18.)

Post only if the review policy allows it: you are a current or former tenant of that landlord or that property, and you have one review for that tenancy.

Governing law

These terms use Tennessee law. (decision: Tennessee.) A lawyer should confirm that choice before anyone publishes this page.

This draft does not choose a court. (decision: leave venue to the lawyer.)

Changes to these terms

If these terms change, we will replace this page and change the date on it. (decision: the page date is the notice. This draft does not promise an email notice, because the site may not have accounts.)

Using the site after that date means the new terms apply to use after that date. A review that is already posted still belongs to the tenant who wrote it.
